Stigma- A mark of disgrace associated with a particular circumstance, quality, person or place.

We have encountered a few perfect examples of properties that have created a stigma by the lack of day to day  mismanagement. A stigma is different from a deficiency… As mismanagement is not something wrong with the Real Property only the name or management associated with it. A property with a stigma can be as valuable to a wise investor as a value add property. Many may things of correcting a stigma as a type of value add approach. Strong Investors with Strong Management skills can scoop up a mismanaged property cheap and without investing any further capital show greater returns.

Understanding how to manage a property correctly is as important as knowing how they are build, how they are repaired and how they are correctly maintained. The true way to make money in Real Estate is not having a huge bank account (which really doesn’t hurt) but knowing more than just one side of it. To truly call yourself a Real Estate Investor you must consistently research, learn and appreciate insight daily…
