We have all have seen that home in the neighborhood that has been for sale FOREVER!!! While I am sure everyone has their own opinion on why it has been for sale this long! Typically it is pricing if not pricing it could be location if not that then maybe million other things. So for whatever reason you have decided to walk the home and have taken a liking to it. What should you think about prior to purchasing this home.
So we know there is a reason why it has been on the market that long. Identify your intentions with the home in a detailed outline? The home could be place to call live… investment property… quick flip… No matter what the end result is make sure to plan a well thought out exit strategy. Just because the property might be a steal, needs a little work and can be done easily doesn’t mean you are fixing the reason it sat on the market. Make sure you identify the deficiency, rectify the deficiency and PRICE CORRECTLY. If you can’t identify and or rectify the deficiency then PASS on the property!
There are a ton of properties out there live to buy another day!
