Are you Buying A Multifamily Apartment Building…

Everyone I know that gets or already has the Real Estate Landlord Itch at one point or another inspires to own their first Multifamily Apartment Building. Purchasing a building is one thing but, successfully purchasing a building are two totally different principals. While adding multiple units to your portfolio with one purchase can be very tempting make sure you DO YOUR HOMEWORK! The last thing you want to do is jeopardize all  the hard work, effort and equity you have already put in operation.

While there are a million different mindsets and theories when it comes to purchasing Real Estate one truth always stands alone… If it hasn’t done it in the past why could it be done in the future. A very very very wise (and successful) Real Estate Investor taught me it is possible to change the future of certain  properties if you do your research. Just because you wake up and believe you can do it isn’t good enough here… Be sure to ask yourself WHY can I do it??? Changing your mindset is one thing… Changing others mindsets are a totally different blog!  FYI… An acceptable  answer here isn’t “Because I am ME”.

Use the basics and don’t over think things when it comes to purchasing and repositioning a property.

Without giving all of the answers to the test here are a few things I look for/require answers to before placing any hard money on a deal.

How honest, willing and able are the sellers (This judgment skill will come with experience in deals)

What does the Seller stand to gain from the sale of this property

Find the true reason this property is for sale

What is the sellers timeline… Can it be extended?

What are the sale comps

I put together a rental growth forecast based on occupancy trends, dates current leases expire and how much rental growth is necessary to get to my exit sale number.

VACANCY!!!!! If a property has had 100% occupancy for ten years then the current owner is not maximizing his investment. Is it a stable investment yes but it can’t be producing as much income as possible.

AUDIT THE LEASES CAREFULLY… Check the Leases for accuracy, ask for bank statements that show the rent checks match the monthly rents and ask for a current rent-roll every month that you are in the buying process. Stay on top of this as if you don’t this can cause a serious mess when you take over!!!

Make sure to realize the security deposits… they will at one point become a liability on your end. MAKE SURE TO CAPTURE THEM AT SETTLEMENT THEN ESTABLISH AN ESCROW ACCOUNT SHORTLY THERE AFTER.

Intro

Action Karate has been teaching martial arts for families since 1994. The mission of Action Karate is self improvement and empowerment. We are a family martial arts center providing a safe and friendly environment for students ages three to 93, offering martial arts in Feasterville, Parkwood, Souderton, New Britain, Nazareth, Mt Laurel, Newtown, Conshohocken, Plymouth Meeting, Huntingdon Valley, Lansdale, North Wales, Cinnaminson and Jamison.

The goal for children is to make them feel so good about themselves that they don’t adhere to the peer pressures that meet our kids far earlier than ever. We believe in building children’s strength from the inside first – not tearing them down!

Our adult program provides an environment of camaraderie. Even a beginner will train feeling secure and un-intimidated in their new situation. Fitness, strength training and self protection are Action Karate’s physical goals for adult students, as well as socializing with other like minded, family oriented people.

Good With The Bad I Guess….

So they started the layout/demo/construction for the Helipad along the river in Conshohocken. So the good here is that the Helipad triggers the highly anticipated dog park located behind the Londonbury Apartment Homes. They have really hit the ground running and brought out all the big equipment to make short work of the project. I am very excited to be able to live a stones throw away from a safe place to let my dog off his leash and stretch his legs with some of his buddy dogs…

With any development project complaints come pouring in from neighbors and onlookers. I am pro development for the greater good and I think this is a great example of taking a need and correctly placing it (flood Area). The major benefit from this specific companies need is obviously the dog park. HERE IT COMES GET READY FOR IT…. I HATE HATE HATE when developers – builders – property owners cut down trees killing them for no reason. I totally understand that the Helipad needs to be free and clear to be operational but these trees could have been easily removed and at a minimum attempted to be relocated.  I was a bit shocked yesterday when I took my dog for his afternoon walk and witnessed the trees being cut down. We are talking about 10′ Coniferous trees that wouldn’t take much to remove and place somewhere. I am assuming they have only been there 5-7 years if that and could have been easily removed or maybe at least offered to local landscapers or home owners prior to just being hacked to pieces.

By no means am I a “Tree Hugger”… But I do know we rely on Tree’s for oxygen, energy, housing, and on and on… So when I see things like this it makes me cringe and obviously complain as it is criminal just to be so wasteful and careless. I thank the company or companies that are doing the work for the end result in duke being safe and happy! But I sigh in the lack of caring for the trees that now lay on their sides dead!
