Bridgeport is a borough in Montgomery County, Pennsylvania, 18 miles (29 km) north of Philadelphia on the Schuylkill River. The old-time industries were paper, flour, cotton, and woolen mills, steel works, brickyards, etc. Bridgeport is six miles (10 km) east of Valley Forge, Pennsylvania. In 1777, during the American Revolutionary War, General George Washington and the Continental Army passed through Bridgeport on their way to their winter encampment in Valley Forge. 3,097 people lived in Bridgeport in 1900; 3,860 in 1910; and 5,904 in 1940. The population was 4,554 at the 2010 census.

Better IDEA than Execution!!!

I live very close to the location of the newly constructed Conshohocken Dog Park so this is obviously frustrating every time I pass it. The dog park was part of a agreement between Conshohocken Borough and a near by business in order to construct their helicopter pad. The sad part of the transaction is that the business uses the Helicopter Pad very frequently and the Dog Park Has Pad Locks on the Gates and Knee High Grass inside and surrounding it. I can understand that the dog part might require a different type of approval, insurance and requirements than the previously mentioned Helicopter Pad… But come on these approvals, insurance and requirements can be more difficult than a HELICOPTER PAD!!! Not really sure what the hold up is here but how can the private portion be open but the part that benefits the community be closed???

I can’t speak for the masses but I will say if there is some labor, materials and or guidance needed to get this COMMUNITY DOG PARK open I am ready to help out!!!!

Perfection through Perplexity…..

I was blown away today when I met Jon (www.jonbandish.com) today and he revealed my long awaited logo painting. I had very high expectations to say the least… But in no way had I set them high enough for what was presented to me. His explanation of the piece was just as intense as the colors and movements painted on the canvas. Had I known Jon’s talent as a painter was on the tip of the Iceberg I feel as if I would have sought him out a long time ago. I’d describe his skills but wordpress isn’t quite ready for the amount of words it would take to hit all points. I have Def. met some driven people in my life all of varied backgrounds and careers and Jon fits in right at the top of my list. I mean look at this…..

Every Investment Property buyer always goes into the purchase with the highest of expectations. It is so important to remember that your real work begins after you purchase the property. Your expectations will go unfulfilled unless you stick to your game plan while adapting to up to the minute needs as then reveal themselves. I found a list in a book that I read from time to time to keep my brain refreshed and focused on being an proactive property manager.

TOP TEN PITFALLS ALL LANDLORDS FACE

  • Not continuing to educate yourself
  • Not following the proper landlord systems
  • Not following FAIR HOUSING LAWS as they apply to landlords
  • Not understanding how to screen tenants
  • Not using a well written lease
  • Not conducting a Market Survey
  • Not properly maintaining your property

I could go on for days to elaborate these items as they are the main reasons why you will find distressed property, bank owned property and or value add property. Mismanaged properties are my favorite as the property is situated and ready to pay out but the current owner doesn’t have the tools to produce. I enjoy stepping in and making the necessary tweaks to turn the property into a cash machine rather than a burden and money pit. Be selective as to what you purchase and always consult a professional prior to making any purchases… We know a good one….
